Most people only think about their managing agent when something’s gone wrong. A repair that’s dragged on, a service charge demand nobody can explain, a call that went unreturned. The bar for the industry has sat low for a long time, and leaseholders have learned to expect very little. Resolve.IQ exists because it doesn’t have to be that way.
We’re a managing agent for residential blocks across the BCP area and the wider Dorset coast. What sets us apart isn’t a longer list of services, most agents claim those. It’s how we deliver them: an AI-assisted platform that keeps every enquiry logged and every commitment tracked, backed by property managers who are director-led, hands-on and easy to reach. You get the reliability of a system that never forgets, with the judgement of people who actually know your building.
Transparent budgets, clear reporting and sound financial management you can actually trust, with no hidden fees.
Well-maintained common areas and vetted contractors, coordinated and tracked so jobs don't get forgotten.
Records, assessments and reporting discipline aligned to the Building Safety Act and the wider compliance regime.
Quick, plain-speaking responses from a property manager who knows your building, not a call-centre queue.
We work with multiple brokers and take no insurance commission, so you never overpay on your premium.
Practical help that makes life easier for RMC directors, from reporting to day-to-day decisions.
Plenty of agents are either old-fashioned and slow, or slick software with nobody real behind it. We built Resolve.IQ to sit in the gap. The platform does the heavy lifting: logging enquiries, tracking commitments, flagging what’s outstanding and keeping the compliance records straight. That frees our property managers to spend their time where it counts, talking to people and solving problems.
We’re director-led and hands-on, which means when you deal with us you’re dealing with people who can make decisions and stand behind them. We cover Bournemouth, Christchurch, Poole, Sandbanks, Canford Cliffs, Highcliffe and the surrounding areas, and being genuinely local means we can be at your building when it matters.
How to judge a managing agent, including this one.
Managing agents are regulated far less than most people assume. There is still no licensing regime for property agents, and the government’s proposals on mandatory qualifications for managing agents remain unanswered. What is compulsory is redress: since October 2014, any agent carrying out property management work in England must belong to a government-approved scheme, so you can take a complaint to The Property Ombudsman or the Property Redress Scheme for free. Ask which scheme your agent belongs to, and ask how client money is protected.
Six questions are worth more than any brochure when you are appointing a managing agent. How many blocks does the manager handling ours look after. Who answers the phone when they are away. What is in the fee and what is not. How is client money held, and is it kept separate from the company’s own money. What income do you receive beyond the fee, from any source. And can we speak to a director of a block you already manage. Vague answers to any of these are the answer.
Each of our property managers handles deliberately fewer blocks than the industry norm, because portfolio size is the single best predictor of whether your emails get answered. Overloaded managers are not lazy, they are outnumbered, and the result is the same either way. Our platform takes the administrative load, tracking commitments, deadlines, compliance dates and enquiries automatically, which means manager time goes on buildings and people instead. If you want the current number for the manager who would take your block, ask us.
We get paid by the management fee, and by fees for work outside it agreed with you in advance. That is the whole list. Resolve.IQ takes no commission on buildings insurance, no undisclosed rebate from contractors, and no percentage of major works dressed up as a supervision charge without saying so. Additional income streams are common across the industry and rarely appear on a service charge demand. Asking the question is reasonable, and any agent worth appointing will answer it in pounds.
Your fire safety duties as an RMC start with a written fire risk assessment, reviewed regularly, covering the structure, external walls and flat entrance doors. Residents must be given fire safety instructions and information about fire doors. Buildings above 11 metres need quarterly checks of communal fire doors, and best endeavours to check flat entrance doors at least annually. Taller buildings carry more: signage, plans for the fire service, a secure information box and monthly equipment checks. We run the schedule and evidence it. The legal duty stays with the responsible person.
