MANAGING AGENTS, POOLE

Local block management without the usual frustrations

If you’re a leaseholder or RMC director in Poole, you’ll know the familiar complaints about managing agents: slow replies, fees you can’t make sense of, and decisions taken by people who’ve never set foot in your building. Resolve.IQ was built to do the opposite. We act as managing agent for residential blocks across Poole and the wider Dorset coast, pairing an AI-assisted operational platform with hands-on, director-led service.

Poole covers a lot of ground, from harbourside apartments to the premium blocks of Sandbanks and Canford Cliffs. That range matters. A waterfront building has maintenance demands a town-centre block doesn’t, and we manage each on its own terms rather than running everything through a single template. The technology logs every enquiry and tracks every commitment so nothing slips. Our people make the judgement calls.

WHY LOCAL MATTERS

We know Poole's buildings

Poole’s residential stock runs from converted period properties to modern harbourside developments, and the demands of managing a waterfront block are not the same as one set back inland. Salt air, exposed elevations and shared amenity spaces all call for an agent who understands the local context rather than a remote head office applying a standard playbook.

Being on the Dorset coast means our managers can be at your building when it matters, and our contractor network is local, vetted and accountable. We also serve Bournemouth, Christchurch, Sandbanks, Canford Cliffs, Highcliffe and the surrounding areas.

Frequently asked questions

Questions we hear from Poole, Sandbanks and Canford Cliffs.

What is different about managing a waterfront block of flats in Poole or Sandbanks?

Managing a waterfront block in Poole or Sandbanks differs mainly because salt air is relentless. Metal balustrades, window frames, render, external lighting and communal doors all deteriorate faster within sight of the water than half a mile inland, and a maintenance plan written for a town-centre block will underfund every one of them. Waterfront buildings also tend to carry more shared plant: gates, lifts, pumps, sometimes moorings or a pool. The answer is a longer planned maintenance horizon and a reserve fund that reflects it.

Buildings insurance for Poole blocks has climbed steeply along with the rest of the leasehold sector, and coastal, flood-exposed and taller buildings feel it most. You can see the commission, and you are entitled to more detail than you may have been given. Since 31 December 2023, FCA rules require firms to treat leaseholders as customers. You should be given a summary of cover, a breakdown of the premium, the total commission the broker and any associate receives, and the number of alternative quotes obtained. Resolve.IQ takes no commission on buildings insurance.

We manage Poole blocks with lifts, gates, pools and communal plant, and plant is where budgets get destroyed when nobody is tracking it. Passenger lifts need a LOLER thorough examination at least every six months, gates and barriers need servicing and a risk assessment, pools and spas bring water hygiene duties, and pumps and generators carry their own schedules. We hold every asset, service date and contract renewal on file, so a lapsed contract surfaces before it becomes an emergency call-out.

Something can sometimes be done about short lets and holiday lets in your block, and it starts with the lease. Many leases contain a covenant against use other than as a private residence, or against parting with possession for short periods, and those can be enforceable. Others are silent, and then the practical route is house rules, insurance disclosure and pressure on the specific nuisance rather than the letting itself. We will read the lease and tell you honestly whether you have a case or whether the directors are about to spend money for nothing.

Your block is covered by the Building Safety Act occupation regime if it is at least 18 metres tall or has at least seven storeys, and contains two or more residential units. Those buildings must be registered with the Building Safety Regulator and carry a safety case report, both duties of the Principal Accountable Person. Separately, the leaseholder protections on remediation costs cover buildings of at least 11 metres or five storeys, though not where the freehold is leaseholder-owned or the block has enfranchised. Fire safety duties apply to blocks of any size.
